Him Lam Tan Hung (Zone Y), is a mixed-use residential block with a premium commercial function on the ground floor, in the expanding development area of District 7, Ho Chi Minh City.

Zone Y design intent and concept looks at modulation of the key components that make up the building. Each of these modules can be manually adjusted with ease and simplicity to each users preference, and also has an artistic impact on the facade. Our vision is to provide accommodation with tangible quality, and consideration for the emerging middle class and first time buyers on a long term basis, thus also providing convenience, facilities and amenities and other public function areas suitable for business and social events.

We found opportunities in the planning where the modular design can be more harmonic and multifunctional, using living spaces as homestays and condotel units. By specifying modular facade elements which can be moved and adjusted for functional purposes we ultimately gave buyers the opportunity to lease their investments as hotels, temporary residences, serviced apartments, or private offices.

The facade design makes it a landmark in its location. It had drawn attention from other award organizers, following which the architect and Client were invited to submit the project in to the International Property Awards Best Mixed-use Architecture category, in May 2017.

Our sustainable design approach is centered around passive design means, by consideration of solar exposure, wind and natural ventilation. The use of sustainable materials includes the use fly ash, a recycled material with a low carbon footprint, low Emissivity glass for the majority of the external windows, timber and steel, which is generally expensive for use as finishes happened to be some of the main marketing features for the project.

A green roof equipped with photovoltaic solar panels reduces power consumption from the grid. The PV panels are intended for use in common areas and public areas, which in-turn means a reduced management fee for the residents.
